We are seeing record breaking numbers hitting throughout our region. Many of these still depending on the housing product itself. If it's hitting "what all the buyers are looking for" than you better prepare to compete.  I'm also seeing a higher range of homes hit the market that don't do much prep work and throw on the market. That's where we are getting skewed data of super hot vs some days on market. There is a pickier crowd that follow the interest rate hikes. Selling your home is still going to serve the highest yeilds to those who have updated and modernized.  With many hot neighborhoods having the lowest amount of inventory we have ever seen, some of our bulk area data points are very skewed right now.     The US Labor Bureau has now given the new CPI for December 2022 showing a .1% decrease overall to 7%. While this isn't a massive change it's certainly heading in the right direction to kick off the year.    It's also an indicator the Fed will refer to in making their next moves for 2023. Our data points are showing we may have seen the peak of inflation and mortgage rates already.    Following up with real estate market stats, both the Lake Norman and Charlotte market are up in overall prices and down in new inventory.      *Courtesy of Canopy MLS   This past week I have seen mortgage rates under 6% and a lot of talk of people waiting to put homes on the market in the spring. Again, urging the message to PREPARE NOW if you are looking to buy. If you're not ready, the perfect home will likely go fast and you don't want to miss it.     Check out my thoughts on the YouTube video link here: Spooky Interest Rates-What does that mean for me buying or selling real estate?   Interest Rates Are Rising in 2022, Should I Wait To Put My Home on the Market or Buy Until Next Year?   As many have read and been following the national interest rates have been on the rise in 2022. With that comes with concerns about entertaining moves or major decisions when it comes to residential real estate. The past two years have been one of the biggest frenzy’s I’ve ever seen in real estate, particularly around the Davidson NC and Lake Norman NC areas. Listing your home was a putting a coming soon status online. The requirements to prepare were minimal and we can sit back, collect offers, and count the crazy high dollars coming in. As a buyer the interest rates were phenomenal however, how many offers and heartaches was it taking to win? I had heard of so many devastating stories for qualified buyers not being able to find a home to purchase. VA, FHA loans were thrown out the window and cash was king as it’s always been. Certain sellers could not “cash out” these past few years because they would not have anywhere else to go. For some the outlook of homeownership has been dismal forcing many buyers into the lucrative rental market paying into someone else’s pocket.   Why are we freaking out now? With more inventory on the market we are coming back to balance. Isn’t that what we all strive for in our own lives? Being qualified to buy now can gain you almost guaranteed home ownership without constantly getting bid out. As a buyer you can go out shop for a home you love and go through proper negotiations and maybe even get some concessions! What a concept! If the interest rates go back down again in mid to late 2023, what could we see happen? Could another insane frenzy occur forcing folks back to the extreme competitive nature only to seriously drive up the purchase prices? Hmmmm… Real estate has been a historic way to build wealth for a reason. 7-7.5% rates are more of a mid level of where they have been over time.   For all of my sellers on the fence, we are all going to take advantage of appraised values NOW. After the 6 months worth of comps go, so do your values after the buyers have been more aggressive to drive down the current prices. When is the time to sell? NOW. You will want to do the proper preparation work in staging, home improvement upgrades, etc. Narrowing down your project list up front is a huge help in what to plan for.   As far as I’m concerned we have ebbs and flows of the market all the time. Feel confident in what you’re doing and find someone that can help run the numbers for you. If you find what you want as a buyer go for it and see how far you can go. Take advantage of the high comparable properties as sellers as push it as much as you can. LOOK AT DATA to help make your decisions from an expert. (Like me :) ) Also, people like Charlotte and Lake Norman. We are growing at a rapid rate and recently have been cited as the 7th fastest growing area in the county.
