How to Win A Competitive Real Estate Bidding War in North Carolina Our desirable market forecast for 2024 is keeping us with an expectation that a lot of housing inventory will have multiple bids. So how do you expect to win or at least get the best chances for winning your frame home? 1) Having your preapproval or proof of funds prepared before going to look at homes in person. Your trusted financial source is also a great tool to gain comparisons to help with rate changes and your overall financial picture even more than just the home you're looking to purchase. 2) Understanding the bidding components and elements that are important of a North Carolina residential real estate contract. Due diligence and earnest money deposits need to be understood in comparison to how desirable the home is and the condition of the property. Knowing how going over ask can impact an appraisal and your financial picture within the contract. 3) Make sure your real estate agent is figuring out the most important terms to the seller. The seller may value time over all else. Sometimes just straight financial highest net amount. It can vary to see if you can align with what's desirable to that seller. Need more information? Read MoreMortgage Interest Rates Forecasted to Drop in 2024: Are you prepared?
The Alexander Realty Group 2024 Real Estate Market Forecast: Davidson, NC Lake Norman Charlotte, NC Current real estate market forecasts for 2024 and into 2025 are showing that the mortgage interest rates will be dropping as we get into spring and summer of 2024. At some point we may even see an interest rate back into the 5% ranges over a period of time. For new home buyers this is an excellent opportunity to have your dollars go a longer way. But why are we always preaching to buy now as a real estate professional? The simple answer for our region is because of the overall rate of home appreciation. Home appreciation levels are at an all time high and continue to rise. Year over year we have seen average single family home prices to continuously rise. The national level of appreciation of a home in 2023 was 7%. We are seeing higher levels in Davidson, NC and Charlotte, NC depending on where you are. Even with a current 6.8% mortgage interest rate or so, you are going to still yield the expected appreciation year over year. If the rates then drop towards 5% then it may make sense to reevaluate if it’s worth refinancing. The actual market value of the home is going to keep going up... For every 1% of mortgage interest rate drop, 5 million more buyers will be available for the same price range. If and when the interest rates drop, you can expect more competition and a much higher level of competitive bids. What questions should you be working to plan your future with in home buying for 2024? -What does the appreciation rate look like for the area I want to live? -Can I take the profit on my current house to consolidate debts and have an overall financial pictures with less interest as a whole, not just looking at my mortgage payment? -If I’m looking to live somewhere over 2 years, what do I need to do in order to qualify for a home purchase? I am preaching to buy now if you find what you are looking for because the bigger picture is going to have pros and cons with appreciation, the actual interest rate, available inventory, etc over time. If you need help with any answers to the questions I have above, I’m happy to help or connect you with trusted resources to get you the right information to make information choices.

Check out the latest for our market looking into the spring: Charlotte, Lake Norman, Davidson, NC 2023 Real Estate Market Check As we approach the spring market for Davidson, NC Lake Norman, and Charlotte, NC the hot market is expected to get even hotter. We are seeing record breaking numbers hitting throughout our region. Many of these still depending on the housing product itself. If it's hitting "what all the buyers are looking for" than you better prepare to compete. I'm also seeing a higher range of homes hit the market that don't do much prep work and throw on the market. That's where we are getting skewed data of super hot vs some days on market. There is a pickier crowd that follow the interest rate hikes. Selling your home is still going to serve the highest yeilds to those who have updated and modernized. With many hot neighborhoods having the lowest amount of inventory we have ever seen, some of our bulk area data points are very skewed right now. To collect the right information most people really need to ask for help. Every home has a specific package to offer and as real estate professionals, we help unravel what that means. Basement homes, pools, location, yard size, neighborhood, amentinies, floor plan, separate office, parking, storage, and way more. The great news is that most folks have great equity in their home if they have owned more than a year. If you can grab the right spot now, we don't see the demand for our area going anywhere. The Charlotte, NC market was slated to be the hottest in the US for 2023 and looks like it's starting to unfold!

Check out my thoughts on the YouTube video link here: Spooky Interest Rates-What does that mean for me buying or selling real estate? Interest Rates Are Rising in 2022, Should I Wait To Put My Home on the Market or Buy Until Next Year? As many have read and been following the national interest rates have been on the rise in 2022. With that comes with concerns about entertaining moves or major decisions when it comes to residential real estate. The past two years have been one of the biggest frenzy’s I’ve ever seen in real estate, particularly around the Davidson NC and Lake Norman NC areas. Listing your home was a putting a coming soon status online. The requirements to prepare were minimal and we can sit back, collect offers, and count the crazy high dollars coming in. As a buyer the interest rates were phenomenal however, how many offers and heartaches was it taking to win? I had heard of so many devastating stories for qualified buyers not being able to find a home to purchase. VA, FHA loans were thrown out the window and cash was king as it’s always been. Certain sellers could not “cash out” these past few years because they would not have anywhere else to go. For some the outlook of homeownership has been dismal forcing many buyers into the lucrative rental market paying into someone else’s pocket. Why are we freaking out now? With more inventory on the market we are coming back to balance. Isn’t that what we all strive for in our own lives? Being qualified to buy now can gain you almost guaranteed home ownership without constantly getting bid out. As a buyer you can go out shop for a home you love and go through proper negotiations and maybe even get some concessions! What a concept! If the interest rates go back down again in mid to late 2023, what could we see happen? Could another insane frenzy occur forcing folks back to the extreme competitive nature only to seriously drive up the purchase prices? Hmmmm… Real estate has been a historic way to build wealth for a reason. 7-7.5% rates are more of a mid level of where they have been over time. For all of my sellers on the fence, we are all going to take advantage of appraised values NOW. After the 6 months worth of comps go, so do your values after the buyers have been more aggressive to drive down the current prices. When is the time to sell? NOW. You will want to do the proper preparation work in staging, home improvement upgrades, etc. Narrowing down your project list up front is a huge help in what to plan for. As far as I’m concerned we have ebbs and flows of the market all the time. Feel confident in what you’re doing and find someone that can help run the numbers for you. If you find what you want as a buyer go for it and see how far you can go. Take advantage of the high comparable properties as sellers as push it as much as you can. LOOK AT DATA to help make your decisions from an expert. (Like me :) ) Also, people like Charlotte and Lake Norman. We are growing at a rapid rate and recently have been cited as the 7th fastest growing area in the county. People want to live here because it’s fantastic. Happy selling and shopping!

It’s an opportunity to look at artwork, some in process, and ask questions. Goodyear Arts typically has artists in residence from this community (Nov. 30 is a showcase for its October/November artists), while McColl Center for Art + Innovation hosts residencies for both local artists and those from outside the area, including many who are nationally recognized (Sept. 20 will let you meet five fall residents and see a new exhibition of alumni artists as well). – LN Sept. 28-Oct. 21: “Matilda The Musical” You don’t have to be or bring a child to enjoy work at Children’s Theatre of Charlotte, and this song-and-dance version of Roald Dahl’s book provides the proof. CTC, one of the city’s two fully professional theaters along with Actor’s Theatre of Charlotte, often adapts smaller works (such as “Last Stop on Market Street,” the production that follows this one). The Charlotte Symphony has begun to introduce relatively new works to conservative Charlotte audiences, so this is a typical lineup now: a less mainstream short piece, a cornerstone of the symphonic literature and a great but less frequently played concerto. In fact, the Classical season will have a work that local audiences don’t know well on every program, from Beethoven’s overture to “The Ruins of Athens” to Eric Whitacre’s “Deep Field.” See the rest here: Charlotte Observer
